About The Project
Bellini Tower transforms a premium riverside residential development into a new generation of high- end serviced living designed around the needs of executives, managers and international businesstravellers.
Located directly on the Spree in Berlin-Charlottenburg, the concept combines the privacy and comfort of an apartment with the services, amenities and social experience of a boutique hotel. Rather than treating the building simply as a collection of residences, the design creates an integrated lifestyle environment, connecting highly functional executive suites with reception and concierge services, meeting spaces, fitness and wellness facilities, and a riverside beach club.
Creating More Value
from Less Space
Challanges
The fundamental challenge was to rethink the original large residential apartment layouts and transform them into smaller, highly functional serviced suites without compromising the sense of luxury.
Every square metre needed to work harder. The new layouts had to accommodate living, sleeping, dining, working, storage and fully equipped kitchens within approximately 60–80 m², while retaining the comfort and visual generosity expected by a premium executive target group.
At the same time, the interiors needed to respond to the lifestyle of residents operating in demanding, high-pressure professional environments. Instead of creating another conventional corporate apartment, the objective was to provide a calm, restorative home — a place that allows residents to disconnect from the intensity of the city and recharge.
The challenge extended beyond the apartments. Bellini Tower needed its own hospitality ecosystem: spaces for working, exercising, receiving services and meeting others, while taking full advantage of its exceptional riverside setting.
